Spelthorne Borough Council has now started the statutory consultation for the final draft of the Spelthorne Design Code. The consultation is now open and running until 11.59pm on Monday 4th August. This is the final chance for local businesses, residents and other
groups to give their feedback before the Design Code is adopted.

What is the Design Code? The Design Code is a new planning document. It gives clear rules for how new buildings, streets, public spaces and developments should be designed in Spelthorne. It will help make sure that future growth in the borough is high quality, well designed, and suitable for local character. This version of the Spelthorne Design Code has been improved after public feedback on the first draft in February 2025.

Some of the key changes include:    
– Clearer rules for building heights in Staines Town Centre and Staines Village                        
– Better explanation of what ‘marker buildings’ are                       
– Simpler layout and clearer information                       
– Updated guidance for suburban areas                        
– More detail about landscaping                
– Stronger focus on Conservation Areas                      
– A new design strategy for Staines riverfront
